The UK Government abolished Home Information Packs (HIP's) in May 2010, but you are still required to have (or have ordered) an Energy Assessment before your property can be marketed. If you have still have a HIP for your property, it may still be useful during the conveyancing process, so do keep it safe!
It seems that you can pay anything from around £55 to £85 for an Energy Assessor to visit your property and prepare an EPC (Energy Performance Chart). SaleBoards will be happy to point you in the right direction if you are looking for a local Energy Assessor. If you have a valid EPC for your property, perhaps from when you purchased, it may well still be valid.
Under current regulations, an Energy Assessment is valid for a period of 10 years from when it was commissioned.
There are two things that could be going on:
The first and most widespread is an agent over-valuing with an aim to win your business. A little flattery can go a long way when it comes to winning business and you can then find yourself tied into a long sole agency agreement. Also, you may find that by going on the market for too much money, you can put off potential buyers and the property can go stale before it attracts buyers at right level.
Secondly, if an agent thinks they have already won your business, they may under-value it so that when the property goes on the market, it will sell very quickly, meaning that the agent does the least amount of work to gain their fee.
Neither of these scenarios are in the vendors' best interest. SaleBoards recommend that you identify the most likely sale price and go on the market for marginally more to allow for a little negotiation, without alienating potential buyers. We always aim to provide honest advice around valuing properties with a view to achieving the maximum for your property.
Our tip here is to tell the agent that you want their valuation to be realistic and you will not be choosing your agent based on who values highest. Let them know that you don’t want an agent who is prepared to be dishonest, and hopefully you will then get a realistic valuation.
When you choose to market your property through SaleBoards, we will arrange a mutually suitable time to visit your property to take the photographs and write the description of the property. Provided that there is a valid Energy Assessment, we can usually get your property uploaded to the internet within 24 hours. Full glossy brochures typically take 3 or 4 days to prepare, as we will always allow time to get the text checked by the vendors before printing.
SaleBoards usually take on properties within 30 minutes of our Exeter office, but are happy to go much further afield if you are able to accompany the majority of your viewings yourself.
In a word, yes, the Estate Agency Act does have fairly strict rules about some items which do need to be included. There are generally three clauses which can appear in an estate agency agreement.
Sole Agency. This is the most common term used and generally means that if the agent you choose sells your property, you pay them the agreed fee on completion. It does normally restrict you to just one agency and if you allow a second agent to act for you during this time, you could end up paying two sets of fees – so beware when changing agents!
Sole Selling Rights. This is surprisingly common and at SaleBoards we deem this clause to be unfair, so advise clients to keep clear of agents who routinely use this term. This means that even if the agent has had no involvement in the sale of your property, for instance if you sell to a relative or friend, then the full fee is payable.
Ready Willing and Able Purchaser. This term is more interesting and there are arguments both for and against its inclusion in the agency agreement. It usually results in fees being payable if the agent has found a buyer, but for one reason or another the vendor does not proceed with the sale. At SaleBoards, we do find it very frustrating when we have done all the work to sell a property, at which point the vendor simply changes their mind and hence pays nothing for the work we have done. However, we do appreciate that withdrawal from a sale is not normally a decision taken lightly, and for this reason we do not include the Ready Willing and Able term in our agreements.
Multiple Agency Agreements are often available too, but usually charge significantly higher fees. If your agent is doing everything they can to sell your house, then our opinion is that multiple agency is unlikely to help matters, and could in reality make you look desperate.
Also, watch out for unreasonably long tie-in periods. SaleBoards ask for just one week notice of termination of a sole agency agreement, whereas some agency agreements can last for up to 26 weeks. In our opinion, this simply means an agent can sit back and wait for houses to sell, as many probably will in 26 weeks, even with minimal marketing. A lack of pro-active marketing, will inevitably mean that your property may not achieve its full potential.
Finally, check the small-print, some agencies may look to charge you if you wish to leave them, perhaps for advertising or photographs. This can sometimes add up to hundreds or even thousands of pounds.
Absolutely not. The Estate Agency Act makes it very clear that discriminating against a buyer because they will not take services from you is illegal and falls under the Undesirable Practices Order. We are aware of at least one agent who has suggested that vendors who have sold through us may not be in the best position to buy a property on their own books.
Our advice is that if an agent makes any suggestion that not using them will affect your chance of buying a property, then steer well clear. They are clearly not acting in the best interest of their clients and if they’ve broken the law before winning your business, you probably should question whether they are the best agent to choose. As always, the Property Ombudsman would be keen to hear of any such instances (Tel 01722 333306).
It is very common for the less scrupulous agents to try to win business in this way. On some occasions, another agent has simply gone through our list of properties and contacted almost every one of them in the same week, making the same promises of buyers on their books to each one! To our knowledge, when this promise has been made to our clients, it has never yet led to a successful offer.
Interestingly, there are rules which govern the way in which agents can contact another agents’ clients, which practically outlaw any form of contact other than a signed letter. So if you have received a knock on the door from another agent or had a business card posted through your door with ‘call me’ scrawled on the back of it, please do let your local trading standards office know.
SaleBoards will make it a priority to follow up every viewing by calling the potential purchasers to see if they are interested in making an offer. The feedback we get from these calls, whether positive or negative, will subsequently be passed on to the vendors.
‘For Sale’ boards are often the way in which the successful buyer finds your property, so in some instances they have proved to be very important. However, we do understand that there may be a number of reasons why you would prefer not to have a board at the property, which is fine too.
In general, all offers are telephoned through immediately and followed up in writing within 24 hours, which is also required under the Estate Agency Act. If the vendor is looking to accept an offer, before we finalise, this we would check that the buyer is in a proceedable position. This usually involves checking their ability to gain the necessary funds and that any related sale has proceedable buyers. We will then notify both sets of solicitors of the deal and will mark the property as sold (subject to contract).
It is our normal procedure to continue to market your property as ‘under offer’ or ‘sold subject to contract’ (SSTC) once an offer has been accepted. During the period between accepting the offer and exchange of contracts, it is usual that we may well get further enquiries regarding your property. Whilst the sale is progressing normally, it is our policy not to conduct any further viewings at the property. We will, of course, keep a list of anybody who may be interested in the property in the unlikely event of the sale falling through.
You are perfectly right to question this. It could well mean that your property is going to achieve more than you were first expecting, which does happen on some occasions. However, do bear in mind that the first few days of marketing is the most likely time you will get a good offer. As the property is brand new onto the market, it will get an initial flurry of interest, which can lead to several people expressing an interest and sometimes bidding against each other or being willing to pay slightly more to secure the property they want, in fear that it might go to somebody else.
This is always a difficult issue and needs to be dealt with on a case by case basis. The important thing here is to establish whether their request is genuine and reasonable or whether it is a result of an overcautious surveyor. If a house is 100 years old, it is not likely to have the same survey report as a brand new house, and some minor faults would be expected, such as minor observations of damp, etc. However, if the property does genuinely need some work, which a buyer would not anticipate, then re-negotiation may be perfectly acceptable. Equally, if the surveyor flags up items such as the boiler not being brand new or the window frames needing some paint, then the buyer probably should have been aware of this when they offered, and we would view re-negotiation as unreasonable. In cases where recommendations are made for works to be carried out, SaleBoards will be very happy to advise you of the best way forward.
Our general advice is that a buyer who is not proceedable is not a real buyer until they have sold. As making an offer does not commit a buyer to the property, and they could simply change their mind at any point, then we would suggest you continue to market until the buyer is proceedable. At the same time, you could indicate that once the buyer is proceedable, you would accept their offer, which will hopefully give the potential buyers an incentive to sell their own property!
Virtually every survey report will now make these recommendations. Firstly, you should consider whether these checks are necessary. For instance, if the boiler has been fitted recently and you can provide evidence that it has been reasonably well maintained, then you have probably fulfilled your part of the deal. The buyer must be aware that they are not buying a brand new boiler and as long as it is functioning correctly, then they should be happy. Our recommendation is normally that you should allow the buyer to have a boiler check conducted at their own expense or simply demonstrate that it works to their satisfaction.
Similarly, if the electrical installation is fairly recent then the buyer should not be overly concerned. Again, we normally recommend that the buyer should be allowed to have the system inspected, but we do always stress that the electrical installation would often not be expected to fully conform to the latest regulations, as the rules do seem to be constantly changing. As long as the system is in reasonable condition considering its age, then you would not normally be expected to contribute towards the cost of this inspection or any recommended improvements.
Once an offer has been accepted, we usually stipulate that the property will be withdrawn from the market for a limited period, on condition that the buyers provide us with proof that they have applied for their mortgage (or have alternative funding available) and have instructed solicitors to go ahead with the conveyancing. Once the survey has been paid for and they have placed funds on account with their solicitor, then it shows commitment, but of course, SaleBoards will keep an eye on the situation and advise you accordingly should we have any concerns about the buyer’s intentions.
Unfortunately, even if the buyer is apparently doing everything which would normally be expected, there is little protection against them changing their mind at any point up to exchange of contracts under the current legal system. But once again, we will always endeavour to discuss progress through this anxious time with our vendors and ensure they are kept updated with progress at regular intervals.
After some fairly recent court cases, the issue of Chancel Tax liability seems to be a bit of a ‘hot potato’! If your property falls into a high risk postcode, it is now very common for buyers to want some protection against any future claims, however slim the likelihood of this arising is. Normally an insurance policy can be purchased for around £50 which protects against any future liability.
The interesting part is who should pay? It seems that nearly always, the buyers think the sellers should pay and the sellers think the buyers should pay! As the process of routinely insuring against this liability is fairly recent, there doesn’t yet seem to be a well established protocol regarding who should cover the cost. However, as the vendor will not benefit from the policy and without the property changing hands, would probably not take out such an insurance, then our feeling is that the buyer should pay if they want the policy for their own benefit.
A House of Multiple Occupancy (HMO) is a house occupied by 3 or more unrelated sharers. This usually includes most student housing. Further information can be found on Exeter Council’s website. All HMOs are subject to special rules and will need to have the correct planning consent, but some of the larger HMOs will also need a HMO License too.
Yes there are. The Exeter Council Website gives full details – Please check this for current rules, but in brief...
For up to 5 people in single rooms:
1. If all the bedrooms are more than 10 Sq.m, then the property does not need a communal living room. Minimum kitchen size is 5.5 Sq.m.
2. If all the bedrooms are more than 6.5 Sq.m, the property must have a lounge at 12 Sq.m and a kitchen at 5.5 Sq.m
For 6 - 10 people in single rooms:
1. If all the bedrooms are more than 10 Sq.m, then the property does not need a communal living room. Minimum kitchen size is 7.0 Sq.m.
2. If all the bedrooms are more than 6.5 Sq.m, the property must have a lounge of 16.5 Sq.m and a kitchen of 11.0 Sq.m
You should always speak to the local council before purchasing a house for multiple occupancy, as these rules are subject to change.
It is normal to provide one bathroom, per 5 occupants. For a house with 6 occupants, it appears to be acceptable to offer one shared bathroom plus one ensuite bathroom to one of the bedrooms.
It is normal to have one kitchen sink per 5 occupants. Two kitchen sinks may be required for 6 – 10 occupants, although in some cases landlords have substituted this with a dishwasher! Advice should be sought from the local council.
There are rules regarding cupboards space, refrigerators and cooking facilities. Full details can be obtained from the Exeter City Council website.
All multiple occupancy houses with 3 or more unrelated tenants now fall into the new C4 planning classification, as from 6th April 2010 regardless of where they are located. Whilst the most recent changes to national legislation now allow permitted development from a C3 (dwelling house) to C4 (house of multiple occupancy) property, we are aware that Exeter council have introduced plans to restrict this permitted development in some areas. Maps detailing the affected areas can be obtained by are available from the council's website.
At the time of writing, the restricted areas fall into two categories. Firstly the area marked in red on the council maps. In these areas, the council are making it fairly clear that they will oppose any further applications for conversion to C4. Secondly, there are additional areas, marked in blue, where the council have said they will oppose any planning applications if the percentage of HMO dwellings reaches 20%. Our understanding is that a planning application will be necessary in the 'blue' areas, as they are already covered by the current Article 4 directive. Costs are typically £335 (council fees) and archictect's fees for preparation of drawings and forms are usually around £300 to £500. Full information can be found on the council's planning website.
Whilst we are not planning consultants, at SaleBoards we try to keep abreast of local planning legislation. If you would like any more information on this subject, please feel free to call us to discuss this topic further.
This issue often causes a high degree of confusion. Please consult the following website:
In general, you may house without a license the following:
1. up to 4 tenants in a 3 storey house
2. up to 5 tenants in a 2 storey house
“What an amazing team! All totally professional but extremely helpful, friendly & approachable in a very caring way. This is definitely NOT your average estate agent but a very knowledgeable team of people working together in the most ethical, honest & cheerful way possible. Laura who valued our property, took time to really assess the market & investigate prices before making a decision as to what price we should market it at. Sophie produced a beautiful brochure which was clear & informative & then Ryan did a fantastic job of selling the house in 3 days! Kate then steered us very competently through the negotiations & legal side leading to completion 8 weeks after the point of sale. We would have no hesitation at all in thoroughly recommending Saleboards to anyone as they are an excellent company with a wonderful ethical approach to business & a delight to do business with. Thank you to you all for a job very well done!”
“The whole team were excellent. They thoroughly professional at every stage of the process, from valuation and marketing to exchange and completion. We particularly valued the way in which they followed up legal questions before exchange of contract.”
“When we were viewing properties we used a range of estate agents in Exeter: Saleboards staff really stood out as open, knowledgeable, courteous, supportive and offering sound advice and information on the specific properties we were looking at plus about buying in general. This was all done with no pressure to rush things or increase offers beyond asking prices with no real evidence on why we should. Our experience with the Saleboards team restored our faith in (some!) estate agents as we had pretty dreadful experiences with several other Exeter estate agents who we considered to be unprofessional, rude and - surprisingly - often didn't seem to know much about the properties on their books. Saleboards were head and shoulders above all the others, and we would fully recommend them to anyone thinking about buying in Exeter. We haven't used Saleboards to sell property but following our buying experience, they would be our first choice when we come to sell.”
“Saleboards were excellent from start to finish. They came quickly to photograph, measure and then market the house. We found a buyer within one week of marketing it, partially thanks to their advice on a sensible price, good quality photos and also, they didn't insist we have a For sale board outside. I was very impressed with their colour brochure of the house also, including a 3D floor plan on the back. On the phone, they were courteous and helpful. I would recommend and, if need be, use them again in future.”
“Saleboards have a really lovely team who all worked really hard to sell our house. The brochure was great and we had the opportunity to change photos and text to present the property as we wanted. Saleboards used text and email to arrange viewings and accompanied people on every viewing. They gave us good advice during the sale negotiations and then were really on the ball chasing up paperwork and solicitors regularly to get to completion. They are well organised and they are realistic. They aren't pushy, but they are thorough and inspire confidence. I think they are honest and have integrity and I really liked all of their team. I can't recommend them highly enough.”
“Caring polite face with warm smiles that take the worry out of selling your home. I recommend them for the wonderful job that they do.”
“We were absolutely delighted with the service we received from Saleboards. I can't rate them highly enough. So many fantastic stages of what could have been a really tricky time: the initial meeting with Laura about how they would sell the property for us, she was chatty, informative, friendly and approachable; Sophie came and took stunning photos, all incorporated in a beautiful glossy brochure (we barely recognised our own house, it looked so fabulous!); many different members of the lovely team came and did viewings, always giving us feedback straight away, always texting to say when they'd left the house, always leaving chocolates; then the house purchase fell through (nothing to do with Saleboards, but another estate agent) and John and Laura were on hand with calm advice and sympathy. We would massively recommend these estate agents and are so thrilled we had their services, so refreshing to have people you can trust with no ulterior motives other than to sell your home. Thank you, Saleboards!”
“Everyone at Saleboards was friendly, helpful and did exactly what they said they would do and more. The photos of my house were excellent and yet they still felt improvement could be made and came out again on a sunny day to take even better ones of the garden with a blue sky background. They arranged loads of viewings which they were happy to attend if I wasn't able to and I felt completely relaxed about them doing so - especially as they always left a chocolate for me on my return! They gave me feedback on each viewing without me having to ask for it. And when a buyer was found they dealt with the negotiations calmly and efficiently and even contacted previous interested parties in case they wanted to make an offer before I accepted one. Once they had found me a buyer I thought their work was done, but no - there were long delays with the purchase that I was hoping to make and they were really helpful at contacting the estate agents of that property to keep things moving as fast as they could as well as keeping my buyers informed. I highly recommend them!”
“Saleboards were fantastic! Firstly, in brief, we chose them because there was no tie-in period, a much lower rate of commission than any other estate agent we'd used and they donated £100 pounds to a charity in Uganda from their own commission - a place where I'd worked previously. The brochure was much more detailed, comprehensive and better presented than the one the previous agent had produced and the staff were always polite, professional, 'on our side' and not remotely aggressive. In more detail: We went to them having had a sale fall through with another (rather aggressive yet widely used) Exeter agent and after our property had been on the market for a number of months with the previous agent having also had a sale fall through with the same previous agent. I phoned Jonathan for some advice following a recommendation from a couple of friends. He was immediately so honest, helpful and supportive that I decided to seek a valuation from Saleboards. Laura came round and her no-pressure up front approach made me feel totally at ease (our previous agent had been quite the opposite - creating an atmosphere of fear and panic to force through decisions - obviously seeking their own interests above ours). Laura had done her research and gave us a realistic idea of what to put our flat on the market for, and yet was open to our suggestions too. That, combined with the much better contract terms meant that we decided to use Saleboards and leave our previous agent. Our property was on the market for less than 2 weeks with Saleboards before we had a good offer. Jonathan did the negotiations on our behalf (at our request) and we were delighted with the outcome. I would say the biggest difference between Saleboards and the previous agent was that we were always kept informed and that we didn't have to 'fight' for things to happen, Saleboards were clearly on our side but also fair. They never raised expectations and never left us hanging. They seemed almost too good to be true but it is their policy to be fair and ethical and they really proved themselves in this.”
“I cannot begin to tell you just how delighted we chose Saleboards to sell our house. Right from day one on seeing no 11, Saxon Avenue and getting on the market, you handled everything so precise, you got us numerous viewings and eventually getting the sale all within 14 days. We have bought/sold many properties over the years and Saleboards by far ahead in everthing Estate Agents do. In fact I believe that you set the standard that all estate agents in Exeter should aim for. To say that being delighted does not seem enough. I will be singing your praises to anyone who will listen or just needs an Estate Agent our desired property is ours and for that my wife and myself are extremely endepted to to all of you in the Saleboards team. Once again Thankyou so much....Colin Dadson”
“We sold 2 houses with Saleboards in 2010 and 2012. Both times, the staff we friendly and efficient and the houses sold straight away. Their charges were the most reasonable locally and we have no hesitation in recommending them.”
“Ryan was extremely friendly, introduced to the vendors and showed us round the property. He was happy to answer any questions and arranged a second viewing. During the time between our offer being accepted and completion Kate was extremely efficient, keeping us updated on all developments with a friendly and cheerful manner. Jonathan also made regular contact and we felt we were in safe hands.”
“The agent was the first to give us a realistic value on our property. The previous ones had all given inflated valuations to get business. Their brochure that they produced was top quality and included a more detailed than average floor plan. Their staff were always polite and helpful. We particularly liked their ethics before profits way of selling including the fact that they supported charity work with 10% of their fee. We would highly recommend this team to anyone looking to sell a property.”
“Will certainly use you again whenever we need to move. Thank you for all the kindness shown to us.”
“I purchased a property in Exeter through Saleboards in November 2015. I found Saleboards to be extremely professional, efficient and sincere throughout the entire process. The sale was able to go through in no time at all, everyone was involved in the sale process so that I could speak to any of the members of the team to get things moving through, I never had to wait until a specific person was back in the office. When I went to pick up the keys, the entire team was there with a card and flowers! I can highly recommend Saleboards Estate Agents, they are by far the best Estate Agents I have ever dealt with.”
“Saleboards sold two properties for us at a time when houses were not selling well. We found everyone polite, helpful and often working above and beyond the call of duty - for example by working late in the evenings to sort situations quickly for us. We found Saleboards extremely efficient. They were skillful with negotiations and they kept us informed at every stage making a stressful process much easier. We would definitely recommend them and indeed have already and would also use them again if selling in the future. In fact we can't think of any negative comments.”
“Saleboards acted in a very professional way with our purchase. Everyone was always polite and positive on the phone or emails and our queries were always answered immediately and any info we wanted followed up straight away. When one person wasn't available somebody else would always pick up the query. Having experienced Saleboards from the purchasers' side I would have no hesitation in calling them for a quote should we decide to sell.”
“It is my pleasure to give Saleboards an awesome review. They have sold two of our houses and we will be using them again in the future when the need arises. In a nutshell, they are honest, approachable and competitive while maintaining clear ethical values. If you have the opportunity to engage with them, I can promise it is likely you will have a positive house selling experience.”
“Saleboards staff are second to none. They exemplify ethical and caring estate agency - nothing was too much trouble for them. The photographs and brochure they produce are excellent and really showed the flat at its best. They recommended tradesmen when needed who turned out to be very good. They went beyond the call of duty to liaise between ourselves and our prospective purchasers when needed. We had a few difficult moments but they were professional and supportive at all times. I can't recommend them highly enough if you want to sell in Exeter or Devon.”
“Jonathan and the Saleboards team were outstanding during our move. This was the first time that we bought and sold to move and they helped us through each step. They were able to lead us in the initial process and also to put us in touch with others as we hit various challenges. I'd sell with Saleboards every time.”
“Even though our house took a long time to sell (we achieved the honour of having the most viewings before a sale was agreed), Saleboards were never less than courteous and helpful. Their comments were always realistic and honest. Their principles are to be applauded. Although many people, including other agents, suggested that we move on from Saleboards, we and they, never lost confidence that we would eventually make a sale. We were very satisfied with their service and wouldn't hesitate to recommend them.”
“All the team at Saleboards were extremely knowledgeable, professional and helpful throughout the entire process. After dealing with countless estate agents over the 8 months process it quickly became apparent what an excellent service your entire team provided and I have no hesitation in recommending your company.”
“A very professional and friendly firm and I would have no hesitation in using them the next time we move. Highly recommended.”
“Saleboards have provided excellent service to us. From the moment to the time they took on our property to sell until last weekend when the sale was agreed they have shown a care, detail, huge amount of good communication and kept us informed about all that is happening with our property. They have shown a high level of integrity and honesty and their advice has always been sound and wise. I am so glad that they were recommended to us and we have no hesitation to use them and recommend them to others. They make the name of Estate Agents good again and show all that is good about being service provided in what is always a very stressful time. Their concern and thought during this whole process of selling a house, their attention to feelings and our well being and wanting the best for us was very much evident. From the Manager to all staff we have found the same core values. Saleboards is an excellent company and we support and endorse them wholeheartedly and recommend them without any hesitation.”
“Excellent level of service received from start to finish when selling my property with a willingness to do everything they possibly could to help me with the sale of my property. A very professional approach and offering good value for money. I would definitely use Saleboards again should I need an estate agents in Exeter. Excellent.”
“We bought our house through SaleBoards. Communication was very good and they were extremely kind helping us with various connections when we had to suddenly leave our rented accommodation to find something short-term whilst we waited to complete with our house. I would certainly recommend them.”
“First class estate agents, we were with another estate agents for 9 months and they tried to sell it for far less than it was worth and they were far more expensive (agents fee), we left them and went with Saleboards a lot more friendly and we had an offer within 1 month which we accepted the offer as the offer was what we were looking for. We found the whole team very friendly easy to speak to and they all done an excellent job, would highly recommend.”
“The team were very helpful arranging visits and in pushing the sale along at a pace that suited both the vendors and ourselves as purchasers. Kate was fantastic at keeping us informed of the progress, far better in fact than our own agents responsible for the sale of our home. We were very impressed by the service.”
“They were an excellent service provider. They responded quickly to our needs and produced good brochures and online pictures and plans. They provided a personal service, listening to your needs and acting appropriately on your behalf. They were a good team who communicated well and used their expertise within their staff to ensure the stressful experience of moving house went as well as possible. Would use them again.”
“Thank you for all your care, patience and understanding.”
“It made a huge difference knowing that I could always rely on you to give honest answers to my questions and advice which had integrity. Thank you all for your kindness, welcome and upholding of ethical principles.”
“Saleboards were very helpful with a difficult purchase involving various planning issues and change of use. I felt that their advice was accurate and unbiased, and very efficient. After the purchase was completed, they helped me to source local tradesmen and provided information on some tenant issues. I will definitely use them again, for property sale, purchase or letting.”
“Saleboards advertised our house well and we had plenty of viewings. They were very good at communicating with us about viewings and always came back to us with feedback after the viewings. After we had accepted an offer they were proactive in managing the chain communicating with myself, our buyer, our solicitors and other estate agents to help everything run quickly and smoothly. We found them professional, efficient and friendly throughout the sale.”
“Tom and Jonathan were exceptionally friendly and helpful in every aspect of the purchase of the property. Very professional and knowledgeable, going out of their way to help us. Very highly recommended!”
“Salesboards worked hard to promote our property in difficult conditions and turned a potentially stressful experience into a relatively pleasant one. From start to finish the Saleboards staff were courteous, knowledgeable and understanding, even when we ourselves got twitchy about the progress of the sale! The marketing of the property both online and in the press was excellent, as were the quality of the particulars which showed the house off to it's best advantage. Our house was a tough sell in a tough market but we had a constant stream of viewings and never once lost confidence in Saleboards ability to get a result for us.”
“Saleboards were a very professional company to deal with. From our first consultation to the sale of our property we found all the staff very helpful, responsive and professional. The fruits of Saleboards work was demonstrated as we sold our house within two weeks of it going live on the market. Saleboards really took the stress out of selling the property and we would strongly recommend them to anyone.”
“I liked the ethical stance the company takes and the fact it is a family firm so they are committed to the selling of the property. All the staff were courteous and as helpful as they could be at all times. I was very happy with the service I received.”
“I would like to thoroughly recommend the Saleboards team in Exeter. They have provided us with an honest, comprehensive and professional service. The valuation was realistic and carefully considered from the available data. The photos and presentation of the sale were carried out carefully and to a very high standard. The viewings were carried out professionally. Communication throughout was excellent. We had a solid offer within 10 days of listing which might be a record in this market. I was also impressed with the effort they made after the offer was accepted. They have a specific expert who "chases the chain" and ensures that there are no blocks etc. The clarity and transparency at this stage was particularly commendable. I have used the services of estate agents in Exeter four times now, and have found the standards of integrity and professionalism to be highest at Saleboards.”
“Very professional and great customer service. All the team got to know our property and bent over backwards to help us. Delightful to work with.”
“Thank you all for all your hard work... and achieving such a good price. It is a pleasure to do business with your company.”
“A really friendly and upfront company. We chose Saleboards soley on the interaction we had with Ryan on a house viewing. He was clear, told us the information we needed and was basically honest. All the other viewings with other companies where staged and cheesey. We liked his personally and the company philosophy. If we sell and buy again we will visit Saleboards to help us. Thank you for all your help.”
“We were delighted with the service we received from Saleboards. We had contacted three agents to value the property, but Saleboards immediately stood out from the others with their realistic and honest approach. They were all very professional and the marketing material excellent, there were viewings before the ink had time to dry! The property was empty so we gave them the keys and left them to it, but they always kept us informed and gave us feedback from the viewings. We felt at all times that they were working in our best interest. We quickly had a very good offer and the sale was completed using one of their recommended solicitors, who was also very responsive and efficient. Forget the stereotype estate agents, Saleboards are a completely different experience and we would not hesitate to recommend them.”
“Prompt, professional and persuasive. The best estate agent we have ever used. I did consider selling without an agent but Saleboards sold it quicker than I could at more than the suggested value”
“I chose Saleboards to sell my house as they seemed to be the most ethical agents who came to look at the house. They gave a realistic valuation of the house and made some useful suggestions of little things we could do to make it look better. At first the market was very slow and we got very few viewings, however unlike some other Estate Agents they did not hassle me to lower the price, instead they suggested we sit tight. Once viewing picked up they did their best to be unobtrusive and respected our wishes. Once we accepted an offer Kate was fantastic at liaising between me and the buyer and went the extra mile to meet all the buyers concerns to ensure the sale went through. It wasn't easy the buyers were a nightmare but Kate was very supportive even when I issued an ultimatum to the buyers to exchange within within 7 days or I would pull out. All the staff were courteous and helpful I never once felt bullied into doing something that I wasn't happy with. I would definitely recommend them.”
“SaleBoards have been efficient and kind during the sale of our house. We had to sell due to a bereavement in the family, which is why I wanted to say thank you to the whole team at SaleBoards who have been completely understanding during this sad time for us. I would 100% recommend SaleBoards as an agent, they have been thorough and calm throughout the process. Many thanks for all your help.”
“Ryan Bennett at Saleboards has delivered a high quality service during the complex sale of our property. He is an excellent communicator, he is clear and concise about different aspects of the process, he makes positive suggestions and he equally solution focused. He is tenacious in difficult situations and is enthusiastic in his work. He always responds to emails or calls, and is also able to hold the vendor's anxieties that go with conveyancing. He is quickly able to form positive professional relationships and evidently has built up a good local network of other professionals who can contribute to the process. He is quick to seize opportunities to enhance the marketing and is excellent at constructing videos. Because of Ryan's attention to detail from marketing to the end of the conveyancing the whole experience has been a positive one. Thank you Ryan.”
“Saleboards was recommended to me by a friend and I asked them to value our property along with another well known estate agent. I found Jonathan Newall, who conducted the valuation, to be down to earth and practical and a stark contrast to the other agent who I felt would have said anything to get my business. Once the property was online we started to get viewings. These were always accompanied by Tom unless by prior arrangement and we were always called with feedback. This surprised me as we were viewing properties ourselves and even though we viewed one property twice, we were never contacted for feedback. I felt sorry for the vendor having such a poor agent! During the viewings we discussed and tweaked the photographs and details to show our property in the best light which was never too much trouble. We received an offer and we entered negotiations through to instructing the sale and we also instructed a purchase on a property. We had alot of unforeseen difficulties with our purchase which Jonathan and Kate were always available to talk through with me even though this was not really part of their sale. Eventually we had to pull out of our purchase and Kate was excellent maintaining contact with our buyers and coming to an agreement on time frame. They kept in regular contact as we searched for another property but it came to a point where we realised we just could not find anything to suit us. Again both Kate and Jonathan were always at the end of the phone when we needed to chat through things even though I am sure they could see they were going to lose the sale. In the end we had to pull out and have decided stay put and extend our property. Again Jonathan advised on spend budgets so that we did not put more money into the property that we would not eventually get back through a future sale. Saleboards are not your typical estate agent, they do not give the usual sales talk and they do not try to coerce you into an agreement. Although we still live in the same house, I had a really good experience with them. They were with us every step of the way, reducing the usual stress and worry normally associated with selling a property. Friends who were selling at the same time with a different agent did not have the same experience as us and were sorry that Saleboards does not operate in their area as they would have changed. I recommend this agent to all my friends and colleagues as their service is amazing.”
“We found the whole team to be excellent. Our initial contact was a day in which we viewed 10 properties in Exeter via different agents. Saleboards struck us by their honesty - no cheesy sales speak or trying to describe a house in a way which was different from what is actually looked like. This was so refreshing and made them stand out from the crowd. In all our dealings they have been efficient and professional and came across as nice, genuine people - not something you generally hear about when describing estate agents. We would definitely use them again and give them 5 stars for service!”
“I called Saleboards after a very bad experience with another agent.... So when Laura from Saleboards came to look at the house I felt I could trust her and her advice. She was clear and realistic about my situation and also the price I should go for. They where very fast and efficiently put my house on the market and I had few offers on the first weeks. They supported me through out the sale process, always keeping me informed of how things where moving. As a result of the good work from Saleboards I sold my house for a good fair price that will help me to get the property I am dreaming of.....”
“All members of staff were amazing in the customer service they provided and their professionalism. We cannot rate them highly enough and are so pleased we chose them. They were all highly professional and we could not have asked for more from them. Their fee was also very competitive and totally worth their service. They are very trustworthy and honest which was clear right from the start of Laura explaining their service and detailed valuation, through to all of the team marketing and expertly negotiating and selling our home to above the asking price (which wasn't on at a low price just for a quicker sell like several other agents wanted to do - it was at the higher end of what we were hoping for and even exceeded this). A fantastic price was reached within a fortnight of the house going on the market. Well done and thank you. We thoroughly recommend SaleBoards as a sound and trustworthy team of professionals who do their very best for their customers. We wouldn't hesitate in using their services again or recommending to anyone.”
“Saleboards took on my house sale with supreme professionalism. They took the anxiety from my shoulders, marketed the house beautifully and achieved a sale quickly and smoothly. Thank you Jonathan and Kate and your team for your friendliness and support, you were truly marvelous!”
“We found everyone at Saleboards was always very polite and friendly. We felt that they had suggested a good, sensible asking price at the start, and never felt under any pressure to reduce the asking price or accept a low offer just to get a sale. The photographs and sales brochure for our property were very high quality. They were very happy to accompany all viewings and to arrange them at short notice where that is what prospective buyers wanted. After a viewing they always did their best to get some feedback.”
“The staff were all very friendly and efficient. We did not feel under any pressure at any stage. We were impressed by the integrity of the company. The price we were charged was extremely reasonable.”
“Saleboards really do live up to their promise of 'ethics before profits'. Their service was outstanding and at no time did I feel that this was simply about a sale to get their commission. I have named two members of the team but spoke to others and in fact ended up spending several hours in their office whilst wranglings with mortgage deals and our solicitor were trying to be resolved. A big thank you to Jonathan and Laura who established an estate agency that really stands out from the crowd and is such a pleasure to deal with. I have already recommended them to friends and will continue to do so.”
“We have been absolutely delighted with the services of Saleboards. House buying and selling can be such a stressful process (is was for us) but we cannot praise Saleboards enough in their help to ease this process. Saleboards highlights their ethical approach and in our experience this really shines through the interaction with the company. They are incredible friendly and honest in every aspect. In addition they are also very good value compared to other agencies and we have found them to be extremely professional too.”
“Saleboards were absolutely fantastic - I can't recommend them enough. They went above and beyond the call of duty, even taking our spare key around to help a friend pick up a forgotten tent for our camping trip after office hours! A very genuine, honest and friendly bunch of people. What you see is what you get - unlike any Estate Agents I've come across, no BS whatsoever!”
“From the initial visit to us from Laura, to introduce themselves and their company, to the completion of the sale we were very pleased with the excellent personal service we received at all times. They were happy take on board suggestions we made in regard to marketing the property and always responded quickly to phone calls we made, with any questions we had, if they were not available at the time.”
“Would I recommend Saleboards as an estate agent? Absolutely! Why? For a number of applaudable reasons. Without exception, every member of staff delivered a first class service; from the moment I stepped into the house that I wanted to buy to the support that was offered post-completion. How did I reach this conclusion? For these reasons: 1. I received an efficient response and early appointment time to view the house I was interested in buying. 2. I was shown the house in question by a friendly, helpful and knowledgeable member of staff who had done his homework and pre-empted my questions with good solid answers. 3. When I expressed a genuine interest in the house I asked if I could have a valuation on my property. Less than half an hour later a valuation was arranged for that same evening. 4. The process of selling my house was explained to me in a very clear and unrushed fashion during my valuation appointment which I found very re-assuring. Incredibly, the valuer had found time to research the market and gave me an accurate valuation of my house during our appointment. I was so impressed with the level of efficiency I decided to put my house up for sale with Saleboards. 5. The very next morning, Saleboards were at my house taking very professional photographs which were promptly uploaded to their website, as well as on Rightmove and Zoopla. Meanwhile the sales team were busy on the phones lining up prospective buyers and a high quality, glossy brochure of my house was created quickly. 6. The response to the sales and marketing was immediate and right from the word go I had a stream of prospective buyers viewing my house. 7. As a result, my house sold above the asking price in just under a week. I also managed to acquire the house I wanted to buy from Saleboards in the same week. 8. A few weeks later my buyers decided to withdraw their offer for unknown reasons which came as an unwelcome shock. However, Saleboards softened the blow by dealing with this delicate matter very well. They offered a great deal of back-up support, and managed to persuade my buyers to give me a chance to sell my house again. The sales team pulled out all the stops and this time, my house sold within 10 days! 9. There were lengthy delays for searches at the city council lasting 9 weeks and also my new buyers seemed to be in no rush to commit to the house purchase. This is where the infinite patience and diplomatic skills of the staff at Saleboards was priceless. At times the process crept by incredibly slowly, which was out of our control, but I was kept informed of the progress almost on a daily basis. The level of service was incredibly professional. To conclude, I would say the service I received from Saleboards wasn't good... it was exceptional. I would highly recommend them to anyone. The staff showed real integrity, honesty, were very supportive and collectively, they formed a very solid, very friendly unit, which is exactly the sort of team you want behind you when you are embarking on the stresses of buying and selling property.”
“Just over two and a half years ago we decided to have our house valued by Laura at Saleboards so that we would be ready to swing into action if we found the right property for us on the other side of the city. She provided us with with a very carefully considered appraisal taking into account all the usual factors, as well as the very particular location of our property and the likely high demand. Once we went ahead with the sale we could not have been more impressed. The quality of the brochure was excellent. The attention to detail was top notch. We never for a moment felt that Saleboards were not working in our best interests, and that is a rare thing in my experience of other agents. Together with all of this there is a self-consciously ethical edge to their business model, which I am very happy to endorse. In the end we were charged a very fair fee for a first class job. I cannot praise them highly enough.”
“We used SaleBoards for the sale of our home and were delighted with the very professional and friendly service given. They were always available for advice and support whenever we needed it. We would have no hesitation in recommending their services to other prospective sellers.”
“We were surprised and delighted by the genuine care and attention the people at Saleboards gave us. Nothing was too much trouble and their professional knowledge of the market was also reassuring. They kept us informed along the way and pulled out all the stops for us, enabling us to sell our house successfully. Definitely an agent with a difference!”
“All the team at Saleboards worked well, were polite on the phone and kept me informed at all times. When the vendor was thinking about pulling out with a couple weeks left to exchange Kate and the team worked hard to keep the sale going through. So I would like to thank Kate, Ryan and the team for getting me the house I wanted, many thanks.”
“I can not remember Jonathan's last name sorry, but I also liaised with his wife on a number of occasions. They were both (and the whole team) excellent in some very trying circumstances. I was heavily pregnant and there were various complications with our buyer and the chain further up, and several will it / won't it happen moments as we tried to get it resolved. Jonathan was an absolute professional, who did a fantastic job in keeping myself and our buyers calm and informed. He was realistic and honest about our property and potential viewers. My husband and I loved the fact that the value of our house did not mean a greater fee, the flat fee approach is fair and honest. We also really loved that whilst we were selling our house we were doing a small bit for charity too. My over all impression was of a hardworking team with integrity who I was able to trust and communicate well with. Plus we got a great price for our house! :) Thanks Saleboards x”
“We were extremely happy with the way Saleboards dealt with our house-hunting experience. From registering with them and arranging views, to the completion of the purchase, they treated us really well and kept us updated of the process. I was very pleased that, when they could not show us a property, they would try their best to liaise with the vendors really quickly in order to organise a viewing. I really liked that they would contact me after the viewing to request feedback and gather information on it. I was happy that they did not insist when I did not like a property. With regards to the selling process, I was very pleased with their professionalism. They liaised with our Mortgage Advisor and the process was not too stressful. However, they would give updates as appropriate. They were most pleasant and genuinely happy for our purchase. Although we were first-time buyers, they are one of the best estate agents and they treat the potential customers really well. As a buyer, I could not have asked for more.”
“From start to finish the whole team at Saleboards were helpful, efficient and approachable. Saleborards has a completely different feel to other estate agents. They were professional and knowledgeable but in my opinion what makes them stand out is the fact they are honest, caring and ethical. These three things are hard to find when selling a house. The team at Saleboards went out of their way to ensure the selling of my house went smoothly and communicated with me every step of the way. Their valuation was accurate and they ensured I had lots of viewings early on and sold my house within three days which was outstanding. It goes without saying that I highly recommend Saleboards and will be recommending that my friends and family use them in the future when selling or buying a home. I would like to thank the whole team at Saleboards for their hard work and outstanding customer service. I don't often write reviews but this one was differently worth writing.”
“All Saleboards staff were extremely friendly, helpful and efficient. From our initial viewings of properties, to finding the right house, and then throughout the whole purchase process we found we could trust Saleboards to explain details clearly and communicate honestly and tactfully with all parties. We were especially grateful when we were stuck in traffic on the day of completion and a Saleboards staff member went to meet our cleaners and let them into the house. Thank you Tom, Kate, Ryan and the rest of the Saleboards team!”
“We had quotes from several local agents and selected Saleboards because of their initial professional (and ethical) approach. The standard fee (and donation) are transparent. They worked hard to ensure that the initial presentation and marketing presented the property in its best light, both online and in the brochure. Given the current challenging market conditions they did not default to price cutting, and I feel helped us get the best price possible. Once we received an offer Kate was extremely efficient at coordinating solicitors and moving the process forwards in record time. I would have no hesitation in recommending Saleboards and would use them again in the future.”
“I dealt with several members of the SaleBoards staff and every one was exceptionally helpful, efficient and polite. They made the process of selling my house extremely smooth and quick. They were always happy to answer any question I had, however large or small. They also went beyond the call of duty in helping with the purchase of our new house (bought through a different and very UNhelpful estate agent). Having dealt with several estate agents, I can confidently say that SaleBoards stand out from the crowd with their integrity and their helpful and friendly manner. I cannot recommend them highly enough!”
Accurate valuation advice can be key to selling your home for the best price and in the right timescale. If you are asking too much, it will inevitably lead to no viewings or offers and the property will become stale before you know it. Of course, advertising too cheaply can often result in achieving a low sale price. The asking price needs to be right from the onset.
At SaleBoards, we promise to always give honest and well researched advice. We spend time with our clients explaining how we have arrived at our valuation and make genuine recommendations on how to best market every home.
We offer free valuations and never use hard sales techniques to push clients into signing up on the day.
