Choosing the right estate agent to sell you home is a decision that should not be taken lightly. The SaleBoards marketing package is designed to maximise the potential of your home and is competitively priced. From the moment we are called in for a valuation to the day of completion, our dedicated team of specialists will be there to help you through the process and to make your move run as smoothly as possible.
Below are just some of the reasons why SaleBoards should be everyone’s choice of estate agent in Exeter.
Whether you are buying or selling, it is important that you are well informed. At SaleBoards, our negotiators are highly trained in advising both buyers and sellers, and will always be happy to share their knowledge with clients. Our extensive experience of the local housing market and the areas around Exeter, mean that we are able to offer straightforward, honest advice to our clients.
We also pride ourselves in our knowledge of the local letting market and have gained a good knowledge of local rules and regulations regarding multiple occupancy houses (HMOs) and investment properties.
Whilst the obvious reason for giving a valuation is to decide on the best marketing price for your property, SaleBoards will use this appointment to talk you through how we have arrived at our suggested marketing price and guide you through the whole process.
In keeping with the ethos of our business, SaleBoards never use hard sell techniques to force vendors to sign our agency agreements and never offer incentives to sign there and then.
We always leave a copy of the agency agreement with potential customers at every valuation and prefer our customers to check they are happy with our terms, which are intended to be as fair as possible, before signing.
Our standard package includes professional quality photography, 3D and 2D floor-plans, glossy brochures and advertising in the local press and on internet property websites.
As well as our own state of the art website, at SaleBoards we post our properties on both Rightmove and Zoopla. An upgrade to a Rightmove Premium Listing is offered free of charge, subject to availability.
We don’t just wait for potential purchasers to come to us, but use specialist software to automatically email or mail property particulars to anybody on our books who might be interested. We aim to ensure that potential purchasers are able to gain as much information as possible prior to conducting a viewing.
It is the aim at SaleBoards to offer an alternative service to that of the usual, stereo-typical estate agent. Whilst all our staff are highly trained, we strive to offer the best service possible to everyone we deal with.
One of the things we value most at SaleBoards is our integrity. We never accept any form of benefit from potential purchasers and we do not profit from other services, such as mortgage sales or referral payments from solicitors. Our main goal is to give the highest possible level of estate agency service at a fair and honest price. We aim to act with complete integrity at all times and never mislead a client in any way whatsoever.
Exceptional quality photographs are key to generating the right level of interest in a property. At SaleBoards, we take photography very seriously and if we are unable to get the best photographs when we initially visit, we will return, several times, if necessary until you are happy with the shots.
Where appropriate, we are able to offer high aspect photography using a 52’ telescopic mast.
Whilst professionally printed brochures are often only used for executive properties, the presentation of your property is so important to us that we insist on using professionally printed, four page brochures for all our properties (or six page brochures for larger properties). These are included free of charge as part of our packages.
Estate agency contracts are often confusing to potential vendors. Our agency agreement is set out in simple terms, which are designed to be as fair as possible.
We always operate on a ‘No Sale, No Fee’ basis and do not use the ‘Sole Selling Rights’ clause. We also believe that long tie-in periods can lead to bad practices and are unnecessary if an agency is doing a good job.
If you wish to leave SaleBoards, we just ask for a week’s notice to allow the current adverts to run.
Accurate valuation advice can be key to selling your home for the best price and in the right timescale. If you are asking too much, it will inevitably lead to no viewings or offers and the property will become stale before you know it. Of course, advertising too cheaply can often result in achieving a low sale price. The asking price needs to be right from the onset.
At SaleBoards, we promise to always give honest and well researched advice. We spend time with our clients explaining how we have arrived at our valuation and make genuine recommendations on how to best market every home.
We offer free valuations and never use hard sales techniques to push clients into signing up on the day.
